I know you wanted to start off with overcoming the myth that people think they can’t afford a lake home property.
Justin Dyar:
Exactly, a lot of people look at the social media postings and they see all these big huge houses and they think they can’t afford it but the reality is most people can afford a lake property. We have properties in any price range, any bracket, any location. So it’s actually quite affordable, unlike what most people think.
Jason Matthews:
So the average person can afford a property on Lake Smith.
Justin Dyar:
Absolutely.
Jason Matthews:
What’s the average price of a home on the water?
Justin Dyar:
Our average sale is about $400,000. That’s across the board, but homes around the lake start around $150,000, $175,000 and they’ll go up from there depending on what you want.
Jason Matthews:
And it’s not just about a home in all cases. You have lots that are available at times.
Justin Dyar:
We do.
Jason Matthews:
How much do those typically range?
Justin Dyar:
Typically, our lots start at about $50,000 and go up from there, depending on the location and the slope and the size.
Jason Matthews:
And if someone’s interested in building on a lot, what’s the average cost to build?
Justin Dyar:
Typically, on our lake, the builders are charging around $130 to $175 per square foot to build. That, and plus your lot cost and your boat house. But, as far as the square footage of the home you can usually take that and multiply it by those numbers and that will give you a very good average.
